Please stop asking us for "the best" zip codes to invest in.Detroit has around 183 Residential Neighborhoods - wouldn't it be nice if "some property mangagement company" Classified them all as A, B, C, or D on an interactive map that real estate investors could use to make better decisions?

As you said it's not exactly wholesaling but it's the same concept of finding off market deals and then being given a "finders fee" if you find one that fits your investors criteria.There's a young guy in town who wholesales a lot of residential, he's good at it.

Speak to lenders, have a nice package together: they will want an SREO, your background, your assets/ income etc, they will want your "business plan", your underwriting, your capex breakdown line by line.
