From a market cycle perspective this is probably not the best time to be getting into real estate in any form.

When the economy suffers as a result of too much of a contraction, debt payments are harder to make, etc, then go through the cycle of loosening it again, devaluing the currency so debt payments are easier to make, and banks can profit higher than before.

Because done-right, you can double that portfolio, get into a fresh 0-cap-x cycle for next ~5yrs, leverage for sub-market rate on leveraged capital, AND get cash-flow very rapidly thanks to ~40% down positioning.

Natural market cycles are a good thing because it washes out the low performers- seems like this is what is happening?

How do the "sheep" of these politicians simply enable this cycle and therefore continue to create false hope that anything other than the market will actually help solve the issues?

Reverse the cycle if your buying from a wholesaler.

As we reach deeper into the real estate recovery cycle, profitable deals are getting harder to find.
