I’m thinking should i add mini split to my properties but will it increase my home value 

Recently, we had a 4 head mini split installed and as you may know, HVAC distributors typically refuse direct sales.

We removed 4 walks (including load baring), installed 2 walls, added half bath, replaced all plumbing and electrical, added new eye brow porch, painted full exterior (changed color), replaced all flooring, new bathroom and kitchen layout with everything replaced (shower, cabinets/vanity, counter, appliances, etc), stocked with new furniture, added mini split, removed gas/wood fireplace and added a new electrical fireplace, and placed initial STR tenant in 2 months and 1 week.  

You have a baby on the way.

Usually a ticket price around $100 for those ones.Hand out business cards, shake hands, kiss babies. 

But by all other standards these are 2400 sqft 3-story townhomes.These homes are electrified, powered by the sun and incorporate the latest heating and cooling technology. 5 Mitsubishi Mini Splits and a CERV system by Equinox work to provide a very comfortable living space.

I agree, it is a great option for people like me with a little baby portfolio.What's next (right now): we are currently working on flips.

Most of GP syndicator have received bad reviews from debt agencies, by saying their business plan doesn't make sense, and that the NOI target  is off by 20-30% sometimes.For (2), understanding the CRE/RE cycle is important; from a historical basis, there are always two mini-bullish cycles after one downturn, and one mini cycle is about 4-5 years. in 2020 we are reaching the third cycle where usually we will see more volatility and indeed it does happen.
