However, in order to initiate a "rent strike" and not pay rent, at least in Texas, there are specific notification and response windows that have to be met (by the tenant) and failed (by the landlord) before the tenant can take any of this action.If you have your requests and invoices for the efforts to remedy the situations, if the issues named were never reported, and If the report appears retaliatory in intent, you're probably in good shape.

It strikes me as too high of a payment considering a conventional loan at 5% APR would be about half that (not even considering the higher down payment).

first I would go out to see property, stroll up the street, run into tenants and strike up conversation, if they don't recognize you , you might learn a lot, maybe even mention you are looking to rent in area, 2 PM is not doing his/her job period, if you have to even go there, expectations are not inline somewhere, It might be a good time to screen your own tenants , if they make good and was a misunderstanding you maybe able to save it, or 3 rent is not making its way to you on time.....

@Michaelmy apologies some times it takes me a little bit to answereasiest way to explain formula for youArv is After Repair Value meaning after full renovation or repairs this is what the house will sell for 30-60 days max based on comparable sales (aka comps)I prefer lower 60% of the ARV, because I prefer to flip to a retailer, by wholesaling, and earning a small fee for finding the deal and securing the property via purchase agreement option or a few other various formsmost of my ppl buy at 65% or 70% so due to my preferred method of wholesaling, I must buy at prices below these "strike prices" or buy prices...just so you know I am a contractor, so my repair costs are known when I look at property.
