Going back to cash flow, I'm not sure what location you live in and where you're considering buying but I know investors who are doing mid-term or short-term rentals to get cash flow but STRs are a lot more work.

Turned a single family house that was poorly marketed but in a great area of my city, listed mid-winter where there's less competition, into a duplex for all intensive purposes and used airbnb to rent out rooms.
