Hello everyone,My name is Daniel, and I recently left my job as a fraud analyst at a financial institution in March to pursue a real estate investment journey with my wife.

We bought a house in Destin March of 2022. 

In 2024, the market began to balance, with a 8.7% price increase to $282,500 in March and 62.5% of sales closing within 30 days.

You get a 4% discount for paying in Nov of every year versus March, technically every month you pay early is 1% but caps at 4%. 

I am a first-time rental investor and inherited a tenant when I purchased the property in March.
