However -- just because it's an investment property does not mean it's a rental.OP should ask their tax advisor about investment treatment and making a Sec. 266 election.OP should also check state and local statue. 

Hi @Marcee Stephenson As long as they are applied in a non-discriminatory manner, I don't believe any of these run afoul of any Ohio Statues. 

Depends what you did and the area, if you put marble in the hood then yeah maybe if you put granite in a normal SFR you are probably fine really tough without seeing what you did and where the house is though.

The company sprayed right over top of the old formica in the kitchen, and cultured marble in the baths.

We debated stone counters but being conservative with our money on our first investment property and not wanting to overspend versus comparables in our neighborhood ( yet still wanting a nice look), we ended up going with marble-look laminate counter tops from Ikea.

I'd encourage you to look west, towards Marble Falls.
