I keep notes on my reactions to them and any bad actors get deleted from the list.

I had no malicious intent I just thought I could get cleaners and maintenance guys, 1099 them and not have to worry about all of the administrative fees and payroll... boy was I wrong. 

My experience is that sometimes it has an opposite effect, escalating an adversarial stance resulting in larger uncollectible rental loss and potentially malicious damage.

I am a recent college grad and now a new realtor (full time) and also am an actor, so I do not have a W2 - from what I have heard not having a full time job for 2 years results in difficulty finding any loan.

Also some states (like mine, Montana) have laws for criminal malicious damage to rental property.

It was HL Mencken who observed that in our society, high-status occupations tends to end in -or and low-status occupations end in -er, as in, doctor, professor, actor versus plumber, driver, cleaner.

It's reserved for bad actors that I just want to get rid of.

You also have to be sure not to act or represent yourself as a licensed Real Estate agent.

My gripe is - rewarding bad behavior and further empowering bad actors.
