Its when all of the work is performed and you are literally prone to lose everything. 

This property will lose money for anyone not paying cash, and if they are paying cash they will make a very low ROI. 

I have tried local governments sites with little luck.

I have an amazing GC now that I trust completely so I can do a full gut reno without stepping foot in the property and I wouldn't lose sleep over it.

Construction crews leave their tools and materials on job sites with doors unlocked and theft is extremely rare.Location, location, location.

Than be smart, site back and listen, take it all in, be a good student. 

You might work with someone if they lose their job and let you know, but find another job within a few weeks. 

They have proven to be a 'host nonfriendly' site to me.

Until robots can actually go to the property, go inside and see it, touch it, smell it etc. there will be risk of estimates being way off and losing money as an investor if you rely on an app.
