Most 'C' tenants wouldn't want to move into a hoity-toity 'hood where the 'karens' are going to whine about the smell of weed all the time.In my area, one-bedrooms in 'C,C-,D+' neighborhoods are affordable to a full-time minimum wage worker.The 'A/B' properties don't like all the pitties.Many, many, many  low-income workers hate, loathe, and despise doubling up because they've been ripped off by 'room mates' too many times.I our case in particular, we finish out our 'C/D' neighborhood properties to a pretty high standard AND work with tenants having temporary cash flow problems.

Even though we has a good amount of savings, I was loathe to touch it because I didn't have a consistent way of making it grow (banks pay less than 1% and stocks are too volatile to count on stable growth).Now, with over a dozen buy and holds that cash flow well and some other passive income sources (dividends and notes), I feel less qualms about splurging occasionally because I know the passive income more than pays for it.

The only way to get good at determining repairs is to either rehab yourself or have a network of contractors that do rehabs for flippers that you can learn from.Because the barriers to entry in wholesaling consist almost entirely of knowledge, most are pretty loathe to actually train people if they fear they'll run off on their own the first chance they get.
