If you can find a small multifamily 2-4 units, or maybe a single family that you can househack, then you could theoretically live rent free or even get paid to live there.

So, if you play your cards right, you could live rent free for over 4 and half months in Downtown LA.

The best rental estimates will come from actual comps from real live real estate agents.  

I love the concept of being able to live rent/mortgage free while my investment is gaining value overtime.

You will basically live rent free and use your income to upgrade the property and get more equity built up quickly.

Then you want to incentivize your PM towards finding tenants that are likely to stay long-term (this weeds out college students and recent transplants and divorcees), conducting regular inspections, and maintaining tight standards over the properties (regular spot checks for grass cutting, timely correction notices, etc).

But I'm also thinking about that phrase "Live/Rent where you want, invest in where it makes sense" and I'm not entirely sure if buying an apartment would make sense right now.

The ripple of transplants arriving is being felt here from Corpus Christi to DFW.
