Which is why I believe having a voice of reason or an knowledgeable agent on your team who is going to kill any uncertainty^ with the sellers agent/attorney and doubt with the life cycle of the loan (# of days to close, extensive FHA guidelines, other hurdles/delays.) is very important.

Just don't see how several of your questions can be answered in one-line like you say.Example: Talk me through the full life-cycle of a tenant, touching on any fees associated with a particular stage or function (ex: advertising, onboarding, lease, renewal, move-out)BTW - they are great questions:)

I am going to guess your average appraiser does not understand the value of slate, so they may prefer shingles, but a roof expert that can assess the state of the slate might give a better idea of where it is lifecycle wise.

I had not known that you had started in San Diego, but the full life cycle of your route places you more in line with those that determine the local RE investing is superior after trying the OOS route.I do believe OOS can work, but for most San Diego investors the local route gives them the best chance for success.

I just happen to also own a business that sources and originates private money loans on behalf of those "truly private lenders" you speak of who prefer to lend out through us for the dealflow, added security, and concierge loan support throughout the loan lifecycle until the principal is paid in full.
