If you're really wanting real estate as a "passive" income I would look more into syndication investing and hard money lending.

@Mark Sullivan I'm based out of Rhode Island so not sure if my providers lend where you are located.Biggest thing here, I would look for a portfolio lender.

One thing to take into consideration would be the overhead costs of being a cross-border investor, such as entity setup, property management, higher lending rates and tax filing should you choose to have a CPA.

Hey Cameron, for experienced investors I can lend up to 100% of the purchase and rehab costs on 1-4 unit properties.

I just completed my 20 hour course for my Illinois Mortgage Lending License and the final step is taking the state exam.

We work with a lot of OOS investors and showings, inspections, and lending can all be done remote very easily.

Loads of information on the forums and BP tools for you to expand your knowledge or find just about anything.I am on the lending side of things and am always happy to talk shop with investors looking to learn more about financing options out there, even if not in my resource pool.

Those are people who have cash/credit and will lend to you if you have a good deal locked up.
