What made you interested in investing in this type of deal?

Wholesalers (no offense to those in the comments) who are doing this without being a foreign entity are probably co-wholesaling which is on the borderline and practically acting as an agent without a license or getting referral fees by having actual wholesalers on the ground doing deals and they just provide the leads which is different than wholesaling.

Investors normally want deals. 

Unless you spend money trying to find off market deals..

I don't know about you but I am constantly on the hunt for consistency, consistency of income, of deals, of productivity, in my relationships...so that's my focus in all things not just real estate.So my vision to your question is a a state of total consistency of income and deals.I'm focused on the basics, which to drive me is even more specifically "making offers."  

This experience has provided me with a strong foundation in acquisitions, valuations, and deal sourcing.

Would it be a good idea to take a deposit to secure the deal until the rule clears?

@Blair Ross JrBackflip is a solid tool for analyzing flip and BRRRR deals.

As Shawn mentioned above insurance is going to be a HUGE deal in Gainesville as well as HOA's.

Just not sure if we are willing to do some out of state deals yet.
