One property we bought had four major roof leaks and blue tarps and cinder blocks on the roof. 

Mike thinks 15% of rent would cover vacancy, maintenance/cap ex, misc (missed payments, asset protection (actually I am not surehebelieves in asset protection), utilities from property failure such as slab leak).  

I painted it, redid the floors, put on new doors and hardware, fixed all the existing issues (leaks in roof, toilets not working, sinks leaking, water damage on exterior and upgraded the panel to a 220V) What was the outcome?

But now on disclosure we will write something like "roof likely leaked" or something to that effect if we are replacing the roof and we are not sure if there were any active or past leaks.Originally posted by @Jonathan A.

If you want a comprehensive mold test for areas with water damage history (not including remediation), or if there's been an internal leak, it's a little extra or $500 from another licensed mold specialist.

Whats holding me back is my lack of "boots on ground" network here in Longmont, Colorado.All my properties are SFR class A type, so almost no maintenance in last 2 years (leaking vacuum breaker for sprinklers is the only little task I can think of).

Main things we are looking for are:1) Are residents keeping property in decent shape2) Any leaks or issues that could lead to substantial damage3) Any capital repair concerns (mostly foundation) that we might need to address4) Long term guests who aren't on the lease, pets who they're not supposed to have, etc.We also change the furnace filters (because we don't trust them to do that), clean off the AC units and are considering cleaning the gutters for an added fee if tenants request it.
