In Texas, evictions are heard by the Justice of the Peace who are elected officials that are not necessarily bound by precedent. 

He didn’t so I went to the justice of peace today and filed for eviction.

Rent control (I prefer to use accurate words vs. the make up social justice malarkey "rent stabilized") is the first step in crushing property owner rights. 

Not just academically, but because the public schools were so brain dead when it comes to common sense and they were deeply into "social justice".

In some midwestern states, Supreme Court justices are in the opinion that the practice is unconstitutional.

Playing the social justice crap of roommate meetings to talk about stuff that doesn't matter makes me think this person is likely to try to play games.You might try to be helpful and do some searching for/with them, print out listings that are in the price range as what she is paying you, etc. 

SF is just icing on the cake... if it actually makes sense.

Lately, I have been working on one of my side projects, creating a data warehouse and collecting information about US demographics from the Census Bureau, Bureau of Labor Statistics, Department of justice and other various systems.
