In general it's really difficult to judge pricing as others have pointed out it changes drastically from area to area, state to state, building to building.  

I’ll still pray that you get to see who people are one day instead of judging them before you know them based on a program they are in. 

I don't think most sponsors understand the legal implications and unfortunately it's been 15 years since a cycle has caused the tides to go out, so very few do but once these issues go to court, judges will hold sponsors to a much higher standard.

The deed of sale is to be signed at the end of the year as the seller won't be able to sell it legally beforehand as it bought it at a judicial auction and the judge order will come in November.The price agreed is €450K, that is less than €3K/sq. meter.

If you in fact purchased a tax lien under the new system (people bid down the interest rate) then you are not allowed to set foot on the property and you certainly cannot cut the timber until after a judge forecloses your liens, quiets title, and orders the clerk to issue a deed to you.

Then, such persons can prove to the judge they have redemption rights, or not, as the case might be.
