What property management software or tools would you recommend for tracking rent payments, leases, and maintenance requests?

My tough today is different than my tough next week.Many new(er) investors struggle to manage their rentals well.

I am a voice of common sense and help them come up with the best way to manage STRs.

How long have you owned this property? 

I know that RTR positions themselves as “turnkey” but the reality is that they are more of a hybrid model - they set you up with everything you need and facilitate relationships with lenders, insurance, property managers, and so forth - but they are not the actual service providers.

So have to make sure you interview beyond just asking the simple "can you do this for me". 

But you'll have to either manage it yourself and develop a really good skill set in that or get a smaller company that doesn't have too many properties to manage who has a high skill set management for you, but then you need to pay for that.

I recently moved to the DFW area and want to get involved in real estate in the near future (looking to buy a property in the next 6 months to a year).

I have 250 agents in my market and half of them have only sold 1-2 properties.TIP: look for a property manager first.
