You'll likely need a higher down payment if you can find anyone willing to finance something like this as a first time investor; many require some level of rehab experience at the very least.

The other way I fund deals with none of my own money is using a private lender that I have years of experience and relationship with and/or using HELOC and other business lines of credit.

It's the second Wed of every month, a small group of people and variety of investor experience levels.

It happens, which is why I'm posting this story so others can learn from my experience.  

It would just need to be a situation where they have great contact with the person doing that managing of the project (I.e. have known the person for years, great reputation, person has experience in flipping etc.).

I very well could have done it the wrong way, but this was just my experience.

Other team members can fill your gaps of experience, lack of credit, etc.Be ok taking a smaller percentage of "something" rather than chasing all of nothing.
