As someone who started buying with buy and holds back in 2005 and didn’t start wholesaling until 2013 I believe wholesalers who operate in integrity and with character bring a lot of value to sellers and buyers in the market.however Having the resources to be able to close  on deals and then if we want wholesale them has been invaluable to our business.

Having worked with institutional investors in the past, they often WANT vertical integration.

Some of the things you have described sounded like the structural integrity of the home could be compromised so it might be more then cosmetic things.

That shows a lot of integrity to help me problem solve tenant issues, whether or not to value add to increase my rent, how much to increase the rent (in non-rent controlled SFH), etc instead of "why don't you just sell the house?" 

It's worth noting that TurboTenant's resale pricing is $85/month for unlimited, so for only a $5 premium (vs the $30 I would pay now), it might be worth trying it out as an integrated package. 

We've found it has superior reporting features, integration features, and is overall more efficient to work within than other REI-specific software.The downside is QBO is not set up for REI so you'll need to do that or work with an expert to ensure it is set up for your business appropriately.Something else to keep in mind is your entity structure and how your entities file tax returns.
