The units in MV are 1B/1B units and I used everything off of the shelf from various local suppliers. 

It's great to meet some good contractors, but they all have a shelf life.  

I would probably use those forms unless I thought the situation was complicated by something.If your lending attorney is familiar with RE lending and works in the space he would have those documents off the shelf to be edited for your situation.On the borrowing end, I've always just pointed the seller to the state website and we used them with the blanks filled in as seemed appropriate.

I do have to agree with @Brent Coombs and @David Ferrette though in that this is not straight BRRRR in the sense that you do not have infinite scale due to coming out of pocket with so much $.

As to the BRRR thing, that's an old tactic, buy n hold, you're a victim to financial changes along the way, it is not infinite as the gurus claim, you have loan concentrations as you acquire more financing, your available LTVs will drop as inventory increases and hard money doesn't last for the long term.  

I have little to nothing invested in my other units so ROI is infinite.

Anything good is flying off the shelf within days, many multiple offer situations.
