I recently did a cash out refi on them for $50K and I still have $240K in equity. 

We utilize an engineering department and do a LOT of analysis to ensure our insureds are adequately protected while also pleasing our broker(s).I studied finance in college and would confidently say I'm ahead of the curve in equity investing (stocks).

It is still operating as a successful rental and has almost tripled in equity.

Assuming they could finagle a 10% down payment loan and put up 95k, they'd owe 855k and have close to 200k in equity. 

I have about $250,000 in equity in the property and a cash flow of $1200 not including capx.

Currently, we have $220,000 in equity and value added.I’m inclined to hold off on a refinance cash-out until I secure another deal where those funds can be effectively utilized.

It's always rented and has great cash flow and probably around $800,000 in equity.

I also currently have 2 rental properties (1/2 of a duplex and 1 SFH) I currently have about $400k in equity in the 2 properties and they generate $2k/mo net income (before repairs)How would you invest this $500k if you had a similar goal as me to reach FIRE status asap? 

Worth the ask.As for partnering with someone and being fee based versus share of equity: my personal opinion is I would rather have a partner that will only want to share in equity.
