Thanks for getting back.I guess the Landlord would need to factor this loss of rent risk into the rent charged (if the market will bear it).If items damaged, I guess once replaced would induce a claim against tax ie depreciation, although still out of pocket up front - forewarned is forearmed.And of course there is always the 4weeks bond.Cheers !

Global Warming and Climate Change are the same exact things, just with different names...again, names were changed due to the misconception that Global Warming was specifically induced by man-made processes, even though that wasn't inherent in most scientific discussions about the topic...So, how exactly is Climate Change a hoax?

Is the seller paying full RE commissions on your deals, if not perhaps he can be induced to realize selling all of these quickly is going to cost more if he lists them--i.e any way to structure some notes he can cash out at a discount that might get the deal closed for you and allow you to refi them down the road etc.

I did go through my loan documents and found the Occupancy Affidavit and it says " To make a mortgage loan and as an inducement to the federal housing administration to insure said loan, or the department of veterans affairs to guarantee said loan, or a private mortgage insurance company to insure said loan, as the case may be": and then there is a box checked that says "I/We presently occupy, or intend to occupy, the subject property as my/our principal residence".

Because it was easy to induce tenant/buyers into such arrangements (with a minimal down payment) and easy to evict them using the forcible detainer process if they defaulted.
