I just figured since he's had the house nearly forever it would be better if someone in the family kept the hose and he could possibly rent it from in the future then loose it to the bank. 

I gave it a good spray with the hose to get all the dried carpet fuzz and old urine off and I think that it's just soaked into the wood now and maybe all I did was reliquify it.  

Half an hour and the garden hose, everybody was happy. never even saw exboyfriend again.

I have them throw in cords, stainless hoses, etc. 

And since a lot of people looking to do a short sale are often delinquent and in foreclosure, most of these folks are often in bad financial situations apart from their hosing issues.  

My rental has a few leaks from a poorly done flip at the hose bib on an enclosed patio and under the sink from the spray hose and garbage disposal.  

Mix a solution of 50% bleach and water , add some dawn dish detergent in a pump up sprayer , hit the dirty areas from the bottom up , and rinse with a garden hose .

I can't speak for all TK providers, but since my model is designed for long term buy and hold, then I am going to over renovate the home with granite in A+ properties, vinyl plank flooring in high traffic areas, brush nickel faucets, oil rubbed bronze fans, brush nickel cabinet knobs/handles, new vanities, new counter tops, address 98% of the items in the buyers inspection report, thicker carpet and carpet pads in the bedrooms, ceramic tile in showers and bathrooms, new supply hoses on all plumbing connections, update electrical systems, fix/install fences, repair outdoor storage, etc.  

I have been drinking through a garden hose for months learning as much as possible on all things RE investor related.

The work included roof replacement, fully insulating the house, fixing the drywall, digging drainage ditches to relieve the hydraulic pressure on the foundation, and jacking up the house to rebuild the foundation.
