I did attempt a foreign entity in FL, I am still getting letters stating they need an original certificate of good standing and they do have the 87 dollars I sent to register as a foreign entity.

So, again, called in a favor from a friend to grab a couple cabinet doors from the store 2 hours away, while he was up on business trip anyways, so we could get them on site before installer was "done" and onto another job.Ultimately, as Alan notes, you just have to accept this, and figure it out on the fly.

Congrats on saving up that's an amazing start.I would suggest holding off on flipping if you don't want to do it near you, although with $250k, you probably could find something even in California that you could flip, we hear horror stories from our clients all the time of how they hired a contractor but were not able to watch progress and fly in 2 months later to see almost no work done and most of the money spent.

I recommend Class A or B, not Class C if you're going to buy OOS and fly out to the areaAnytime a  turnkey provider, wholesaler, seller, agent etc that shows you a spreadsheet number with cash flow, appreciation, repairs, capital expenses etc those are ideal scenarios.
