To refi now or wait...I am at a point where I am about to refi a rental property in Reseda, California that is undergoing construction of a garage conversion to a ADU.

I use 10% vacancy initially to see if the deal will be fat or thin, then move towards a 5% vacancy calculation since I believe that is more likely than a 10% vacancy rate. 

Also, Brookland Park Boulevard is undergoing a transformation near Chamberlayne Avenue that may help Highland Park as well.Still, I don't like to bank on appreciation with real estate investments and I don't think that the housing stock in Highland Park will lead to the high end renovations going on in surrounding neighborhoods.

It isnt over till the fat lady sings .

Whether they are active realtors or active investors that depends on how flat or fat their wallet is.

Many of these neighborhoods are undergoing gentrification, which means the housing market is going go up. 

The reserve and new opportunity fund are bloated, fat, stupidly overfunded & earning little.

I ask because this property is currently undergoing renovation and doesn't appear to be a tear-down.

Combination of tree roots and old cooking fat kept closing up the pipe. 

Your thanks for letting someone in this position live free for two days or two weeks will be a big fat lawsuit from the next tenant that wants the exact same treatment and you say no.
