Just routine maintenance.

That killed (along with the recovered market) my company's program, but probably saved billions in US tax dollars since people routinely overpay for housing product.

If you're going the umbrella insurance route, perhaps see if it will cover you for several things including just the routine slip and fall (like mold or earthquake).

You also have to setup a routine that drives toward your goals on a regular basis.

I did not get fancy vacations, or allowances or extravagant gifts (outside of my parents gifting me 4 years of college). 

But the truth is that property management companies routinely mark up repair invoices to cover their staff cost fro managing the repair.

Said simpler, it's a fancy savings account with a line of credit bolted on it. 

Over the last several months, the tenant has been letting the dog poop all over the yard and routinely doesn't clean it up.

That's simple, but I get how you could confuse a "noob" with such fancy talk.
