We want to take care to follow social distancing guidelines and not even appear to be endangering our current tenant, any prospective ones, or ourselves (we have some risk factors in our family and are currently living very carefully).

Or an endangered plant may be growing on the lot, or its wetlands. 

The owner of these dogs should not be allowed to have pets, because they are clearly negligent and have abandoned their responsibility for supervising their dogs--and this type of negligence needlessly endangers the dogs, and other animals and people in the vicinity.  ...unfortunately, the world seems to be filled with this type of negligence and irresponsibility.Now, as a landlord, I would obviously look into all my options for getting the dog owning tenant to leave ASAP, and I would be documenting everything in preparation for a lawsuit against that tenant (and also to protect myself from a lawsuit from the other tenants). 

Others say no reptiles or exotic or endangered pets.  

Hopefully not...Now a neighbor complaining about a tenant dealing drugs or doing something on the property that would endanger or encumber my ownership - absolutely I'll get involved because that affects me.

I cannot collect rent pay for repairs or rent the property myself without endangering the tax status of my account.

That kind of space costs money and doesn't generate income.This is why developers maximize the income space and minimize the dead space.The topography and soil composition plays a huge part as well.If you have to blast out rock,deal with underground springs,endangered species protestors from lake sand streams,or have hilly topo that is real expensive to get in a buildable state that can kill your profit margin.In Georgia new multifamily builds in the suburbs for class A is about 17 to 25 acres of land and about 250 to 350 units in size.Urban locations are built with more density because of available land space.So you have to determine your land and the surrounding lands highest and best use.Once you know that you can develop a pro-forma in costs and work your way backwards to get a price a developer in that asset class would be for ground up acquisition on that piece of dirt.

Similar theme being, if the people can't figure out simple economics, the government will need to protect us from endangering ourselves. 

There are also lots that are unbuildable because they are in "Scrub Jay" habitats (a small endangered bird).

My lease does state - "Will Conduct themselves and require other persons on the property with Tenant’s consent to conduct themselves not to disturb, annoy, endanger, or interfere with their neighbor’s peaceful enjoyment of the property. " & "Will not Disturb the peace and quiet of other tenants or neighbors.
