@Allen Masry to echo everyone’s sentiments here, be patient, educate yourself because as quick as that money comes, it could go away just as quick if you make hasty decisions, especially on people giving advice on Internet forums like these.That being said, settlements take much longer to come in than you might think.  

It definitely takes discipline, a growth mindset, and educating yourself but you can certainly do it!

Ya have to learn to mitigate multiple hurdles, in addition to making intelligent and educated moves. 

Educate yourself on those, and as long as Cashflow stays positive, appreciation is nothing more than icing on the cake.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

THAT is not working.Not only did I explain WHY you are not having any luck with it, I show you what does work, by educating you and showing you data, evidence, and facts. 

I was talking to my brother on the phone and would like to get others educated opinions on the matter.

I don't see how they relate to wanting to educate myself or asking for reading recommendations. 

You need to educate and prepare for them now.
