I am seeing more and more investors vertically integrate as they scale without adding any additional human capital.

We currently are under contract to buy a .3 acre lot in downtown that is in a frequent transit area, which means we are allowed to build two accessory dwelling units on the lot. we are also zoned for a duplex, so that’s the plan!

As individual humans, we like to complain about others not helping or sabotaging our efforts (generally speaking)...but the reality is we usually get in our own way. 

I also wouldn't dwell on this.

There are different names for the same thing (landlord, dwelling) but you don't need landlord and homeowners separately.

What an amazing group of humans.

According to State Farm agent it should be "Rental dwelling" policy, not home owner policy.
