Not too keen on the Creative financing stuff yet especially when I have a good job.

That being the case, I would recommend you go with an agent who is keenly familiar with the area. 

I am fine with quality rentals not so keen on what I have seen from the Morris/oceanpointe threads that's kind of scary for investors.and I always think urban core D class which shows highest paper returns are really appropriate for locals that live there and self manage or have enough of them 100 to 200 etc to have their own crews.

I have lived in a number of places throughout the country and with that in mind I am familiar with, and keen on the North Dallas and DFW area right now as well as the Phoenix market...which obviously means I am looking at becoming an out of state investor to get the ball rolling...shout out to @DavidGreene...love your book!

Missed the boat on last week, but I'm in town next weekend (28th/29th) + Monday 30th if anyone is keen for round 2 :) Similar to Amy, looking to network, meet local investors, PMs, contractors etc. 

I've always had a keen interest in Real Estate, but fear has kept me from doing anything other than reading and dreaming.

and lots of hot springs now on to RK as @Wayne Brooks  PURE FANTASY  now you can in some states bid with a deposit at sherrifs sales.. but the competition in 99% of the counties in the US is so keen that those kind of profit margins are simply not there. in CA its cash on the barrel head to buy one. 

My wife hates moving and although she understands our goal of building a portfolio she wouldn't be keen on moving to a worse neighborhood or smaller living space simply to get a lower down payment. 

I'm looking for a local agent with a keen sense of what rehab is needed in the area to attract buyers, while keeping it economical.
