Approach the FBO owner and see if you can work out a deal to either build it on your dime or maybe split the costs. 

Finding the deal is the hardest part. 100%.Contractors are a dime a dozen.

If you spend every dime earned each month, you will eventually find yourself in a bind when the roof needs to be replaced or a tenant trashes the property and leaves you with a $10,000 loss.

What buyer can afford to be nickel and dimed….

It was a lengthy process to get them to change the description and captions to something better, and I ended up hiring a new photographer on my own dime to come out and take better photos.  

We have to charge fees that enable us to earn a living, otherwise we will move on to another profession.Agents can go for months without earning a dime.

The accountant is one of the least important roles, they are generally a dime a dozen and, as long as you aren't trying to hire one at this time of the year to file your 2023 taxes, you will have plenty of time to interview and hire one throughout the summer and fall for your 2024 tax filing.And flips are easy accounting.  

In my experience, appraisers are worth a dime a dozen and we toss it out and go to a new lender as do most real estate agents that I know.

Don't step over a dollar to save a dime.

I do not see how any auditor could say that if I spent  Tuesday Wednesday and Thursday sightseeing ,on my own dime of course, that the trip was Primarily personal.
