After my new tenant's psycho hoarder wife destroyed my property, smashing all the windows and bringing mountains of trash back to the property, I finally got possession last Wednesday.

The tenants have been late numerous times (which I have documented)  They have indicated that they will move out next week, but I am concerned that they might not or even worse destroy the place before moving.  

That includes a destroyed futon, broken window (the locking mechanism) and other small things.I guess it depends on what you mean by issues.
