Many individuals with decent to high incomes also have mediocre credit scores based on events earlier in life that does not say anything about their reliability today.Not to say you should just accept anyone with a bad credit score, as it's an accurate indication of credit-worthiness more often than not.

It's also very important to focus on the credit worthiness of a tenant because although you have a 5 year lease, if that company (or law firm) goes belly-up they will no longer be paying rent and you will have vacant space.
