For $4500 a month I can do a lot of marketing and for sure find two off market deals.The two I spoke to was super cool agreeing with me that the numbers were difficult.Ive used the Zillow leads in the past (I think it was $350 a month for a 6 month contract in 2020) and did not convert a single lead.

I would think a detection device would be easy to fool or disable, and difficult to prove in court.I would focus on inspections and look for the following evidence, then document with pictures, written warnings, demands of cleaning/repairs, and follow-up inspections.

The plan sounds great and cool mapped out on keyboards but flipping rarely goes that smooth.

Instead of refinancing immediately, you hold out for rates to drop, which many economists predict will happen as inflation cools and market conditions stabilize in the coming years.Refinance when rates drop, extracting capital while maintaining cash flow at a similar level due to the lower interest rate.Repeat the process by redeploying the refinanced capital into new investment opportunities.This version of the BRRRR method is more of a long-term play, as opposed to the quick 6-12 month cycles many of us were used to.

. :)  I think folks that followed that advice have lost significant amounts of capital.. of course not all .. but if your one of the beginners who drank that cool aid and got fubared can set you back years.
