Basically, Auction.com is telling you they will only convey title via quit claim deed.

@John Woodrich - I think what the clerk was trying to say was that the tax deed typically does not convey title with it. 

Highly likely there is an interesting story behind the 1% conveyance.You'll need the LLC (by a duly authorized member, manager, someone with the express authority to convey -- review the corporate docs and Resolution) as well as the life tenant to sign off on any transfer.

I actually just got a response from the title company that worked on my previous commercial deal as below and that clarified and echoed what you just said:"Yes, it is common practice to convey by Special Warranty Deed with commercial properties.

The mobile home was found to be personal property, and FHLMC is conveying it as part of the property via Hold Harmless.

For instance the title "Principal" usually just lets other people know you can make decisions on behalf of the company, which CEO/President also conveys.
