It’s been an exciting (and sometimes chaotic) journey, and I’m always looking to learn from others while sharing my own experiences along the way.Baltimore is definitely a unique market with its fair share of challenges and opportunities, and I’d love to connect with other investors—whether you’re just starting out or have been in the game for years.

I encourage you to dive deep into forums, listen to podcasts, and connect with like-minded individuals.

There are plenty of people looking to deploy cash into real estate but don’t have the knowledge or bandwidth to run a successful flip or BRRRR.

Otherwise they just run around and bid projects for people that don't close.

This is a great place to learn and to connect with people so take advantage of all the great resources.

These two contractors may not like that area, or just had one bad experience, so it would be great if you could explore more of what other experiences people had/have in the city. 

Would love to network with some people to get to know the area and the market a little better, as well as to hear about your experiences.

Personally, I would never live in PHX, but that is all personal biases (I prefer seasons and greenery), and clearly lots of people choose to live in PHX.At the end of the day, I would argue market selection almost only comes into play when you are talking assets that cater to institutional buyers that have to get investment committee sign off. 

It is a BAD loan for most people.  

If you have the right people in place it can still be done.
