@Michael NotoYeah I went the easy route and avoided confrontation.

The suit was dismissed once our attorney confronted the buyer.

I did confront him and call his bank to verify everything and the bank did confirm there is no such thing as wire transfer insurance.

Furthermore, the town resident who reported this to my mother describes the neighbor as confrontational, known for fistfights and causing problems and has sued people in the neighborhood for other things.

I confronted the tenant about the men and she stated that one of them was a new boyfriend but only coming by occasionally to help with furniture construction and picture hanging. 

These agents can actually get confrontational at inspections when I point out issues at inspections.

The friend who would sign it over DOES NOT LIKE CONFRONTATION, and basically let her take over all the finances of the house.
