My wife has recently put in several offers for clients looking for MF in Phoenix and there is a lot of competition to get properties, cap rates are compressed right now.

When you could buy existing 4 years ago for MF and Retail and have it close to full you could have cap rate compression occur with the market cycle and rent growth.

Ideally you would like to see a cap rate that is compressing or going lower as that would be an indicator values and rents in the area are rising.

Cap rates are terribly compressed because rents are generally pretty sticky and lag behind real estate prices.

Hey @Frantzy Louis - I haven't done a commercial deal in a few months but I can tell you that there's a compression going on right now in the industry.

Also, the rents are unlikely to be compressed during a down turn.
