You must deduct it, otherwise you're breaking both tax rules and lending rules.Where you have options is how to classify some expenses.

Hello Everyone,I posted in another area on BP and was instructed that I should be doing classifieds, although I have seen helpful responses on Bigger Pockets in the past in regards to STRs so thought I would try this page. 

I recently bought a property am living in it and after a year plan on classifying it as a rental.

You just described a rent by the room which would not classify a duplex as a commercial property.

You could try posting in the classifieds sections of BP for a cleaner but google may be the best bet.I think $3,000 sounds like a reasonable starting point given the range on Furnished Finder.
