I always tell people to invest very carefully in Poconos, it is no longer the pre covid time where rental demand was higher than housing supply and house prices were cheap enough to make good money.If you have time and you can put in some effort, you can make it work, but you need to see if that battle is worth for you.i believe anywhere you take STR, if you will let a PM handle it, you will either no make much or will not make anything. 20% is a lot of money!

You'll battle to break even.

If you have a great paying job or business and a healthy chunk of capital to invest there might be much better options out there.I know some investor friends that are worth around 3 million now in their 60's in age and have battle scars from owning these types of properties over decades.

A short 5 miles from the heart of Downtown lays the New Bern Civil War Battle Site, which is a 30 acre practically untouched area with placards giving plenty of information on the battle that happened there in 1862.

You're going to earn battle scars no matter where you decide.

@Russell Brazil I don't think that will be the end result... or that MD considers agents wholesaling to be illegal.I think REALTORs have changed their focus to defending their commissions and cannot afford to fight this battle right now.From what I understand, Maryland is going to move to a disclosure requirement (I'm going to assign this contract; here's where you can find the assessed value of your property; etc.), with parties having the ability to cancel a contract and potentially keep the EMD when the required disclosures are not made by the wholesaler. 

HOAs are only half the battle and many cities are cracking down on these. 

Im sure this wasn't the answer you were hoping for, but its a battle many of us have fought when trying to build a business and buy a home.

This is one of those areas where you have to wisely pick your battles.

If not, and it sounds like you don't have a promissory note and mortgage, you'll have an uphill battle.
