I have opportunity to buy a small portfolio of performing commercial notes with LTV's less than 50%.  

One thing NOT in their contracts is their performance numbers.

I had a unique perspective of how these two industries working together.While performing an inspection on a house, I got to chat with the seller and found he was a commercial construction superintendent for a large local company.

I'm looking to categorize my buyers and blast out a text message to specific groups whenever I get a property that fits their criteria.I'm sure services like this exist out there but I'm looking for the most cost effective one and I'd rather hear the best from you guys rather than from the salesman pitching their product.Does anyone use a platform like this and how does it perform for you?

The only real, dependable income comes from a property that is a lot of work (well performing short term rental), one that is paid off, or one that you have owned for a long time to see rent appreciation. 

The client gets to receive the home as a performing asset with built-in property management in place so the entire process can be smooth and enjoyable.

I think an equally probable scenario is that we'll convert it to a rental, and then look into a 1031 exchange if we think we can trade into a better-performing asset. 

There is no housing market in US where real estate can out perform stocks.

Do not rely on your subcontractors to know/perform the code correctly for your area.

So now you are throwing good money after bad probably without a guarantee of any actual performance of the company until much later down the line.
