I’ve heard conflicting views on this.

My view is the insurance is not only valuable if it is used.  

Nashville views HPRs as duplexes technically. 

I view it as if I have a wholesaling mentor who would give me the time to sit down and mentor me, shouldn't that be good too?

I agree with Collin.The Smokies do have a lot of competition, so you need to have a view, decent location, good to great amenities etc to stand out.We have a 6-bedroom cabin there, but I imagine a 3 to 4 bedroom would be in the sweet spot of not too big or not too small.

It makes us concerned about the safety of our funds.I can PM you the names and if its a legit response - I can update my view on the forum.

And a reminder of our appraisal and rental documents for acquisition that everyone should have access to fill in and view when doing your research. 

Ideally I wanted to live in Lake View as that's my dream neighborhood, but I just didn't have the funds/income.

Just $800 today for the dozer totally stepped up the view of this property.  

Obviously it's good from a nature preservation point of view but it's a very different from an investment point of view.
