I do pretty much like more SD than SA, but as you asked, the money that I have to invest it aint that much, goes between 30-40K to start and will be definitely for long term, as I said, I´m a beginner in this business in the US, as commons says I´m at the baby steps stage right now.

Then you specialize or hire legal, operations, finance, investor relationships, concept, deal analysis, Which investment level your at determines what experience you need.  

Budgeting for furniture and coordinating the time to execute or hire a designer is something we try and factor into our Pro Forma or analysis.

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.

At this stage in the game I'd say as a general rule skip the mentorships and gurus. 

If you have a local real estate agent you work with, having them do some market analysis for you would be a good place to start.

I hasten to add that we are at early stages with the 16 unit building, but it certainly seems to be the case so far.

The problem is, none of it is based on actual comps, and again, the word "cute" doesn't have anything to do with setting those numners.What you need to do is a full analysis of the comps for both rent and sold in your area. 

Based on my initial analysis, I get the sense that BRRRs are still quite viable in the three Cincinnati, Cleveland, and Columbus.

There is life stages to investing, and the math is clear that strategic debt use, strategic leverage, pyramiding, appreciation, is the wealth generator.
