I believe that would be a difficult for her to argue but I suspect if she filed BK the Trustee would look at the conveyance and claimed she and therefore her BK estate still holds title free and clear of any interest of the alleged Grantee. 

If all applies, allegations could include refusal to rent and misrepresenting availability on the basis of familial status.

Allegedly in case of issues like you mention.....but I'm thinking it might be more than that....

I can't say what's happening, but I do know there are still thousands of rentals "warehoused" and rental rates are allegedly down to where they were ten years ago.
