Hi @Calvin RappardI think the other contributors covered the issue with screening tenants prior to renewing the lease.

1-2 months in my marketb (Worcester MA) assuming they pass rental criteria, e.g. no evictions, makes 3x rental income, 650+ credit, good prior landlord references etc. 

Because, based on prior experience, we all know that eventually the card will come up where that stock is now selling for $50, and you'll make a KILLING.

I love the concept especially given the need in your market for storing things like snow machines, boats, rvs etc, but also for repair or general "fab shops".As long as you are seeing the demand in your specific market for these spaces, and perhaps its worth getting some leases signed up prior to breaking ground but thats a personal preference thing, I think the numbers look promising if the use case is there.

For future tenants I would include in lease verbiage around listing property for rent prior to them moving out so you have time to market the property. 

If all else fails and we still end up with vacancy during the winter, start to market the unit earlier prior to turnover.
