Appraisal and approval is done and deal is firm..A pre approval is as good as cash in most properties in Toronto area..I had a few properties in Chicago and Indiana where the deal collapsed 14 days before closing because of financing.. that rarely happens where I am from..

I have seen prices in HK and its super high like 1500 USD per/sqft and upwards to 4000 USD per/sqft on exotic condos..A lot of people from HK are buying pre construction condos in Toronto..Its hard to cash flow in expensive cities as Toronto and Vancouver are the same in Canada
