being a real estate investor in HK?

I m new to here and I am from HK where has the most expensive real estate price in the world. I read lots of real estate books such as Brandon Turner's real estate investment and i found out i am fascinated by real estate.

However,the price of them are too high! Real estate creativity can make cash flow with the prerequisite of" buying a house is cheaper than renting one". In HK, down payment is at least $10000 USD and even i had and bought it by using loan, its difficult to make a positive cash flow. i found myself really hard to start my path in HK though i am still a 20 years university student.

Also, another concern of mine is that the real estate as i mentioned is too high, what if there had another financial tsunami and it would make me totally bankrupt?

Sorry for my bad English! I hope someone can teach me what to do! I am so hesitating that should i still aiming to be a real estate investor in HK! Thank you!!
