South Eastern Colorado is full of great rural land deals.

The dormer siding is aluminum and the siding above and below the three windows next to the garage is vinyl.

After the auction, I drove by to see that an addition for the third bedroom had been destroyed by someone stealing the aluminum siding and the rest of the house was destroyed by copper thieves and a tree that had fallen on the front.Lesson learned:  Know what you are bidding on or don't bid!

We are trying to do something similar, getting pricing now for what our options will be for Quadplex/Triplex construction since we will have the cash to do it with the sale of another investment.We are located in Southeastern NC (just north of Wilmington) and the builder we spoke with advised we need minimum 1 acre for a single quadplex.

Proving they clogged the drain will be challenging unless your plumber has clear evidence (e.g. pulled wet wipes out of the line). as for their damage, if you require them to have renters insurance that should be available to cover the damage. lastly, code is something that is different from one municipality to another and may things can be not up to code but grandfathered in (e.g. aluminum wiring that was common in the 60s and now is not up to code)
