The pool will be costly to rehab, needs resurfacing, new deck, new skimmers, and possibly to be leveled - it is a bit out of level.

My response was thanks for the feedback but the owner (I always play the role of PM) has added granite countertops, new cabinets, new flooring, new baseboards, new HVAC, new roof, new crown molding and resurfaced the pool all within the last few years and that it was rented for $100 more BEFORE the upgrades.

Next Steps- Finish Exterior painting, install light/wall electrical fixtures, Install new toilets, vanities, new 3.5 ton AC. new appliances, resurface the counter top and fix.clean chimney.- Start advertising for renters.

If i took 1,300 x $10/sf I should expect to pay 13,000 to put in new carpets int he bedrooms, laminate in the living areas, paint the kitchen cabinets and put on new countertops, re-surface tub surrounds and new tile flooring in baths, replace hardware and light fixtures, and fresh paint on the walls.Now obviously that is a very wild guess.
